Via its "Home Document Service", Caixa will deal with all of the documentation associated with the purchase and home loan or transfer a loan to Caixa, on your behalf and at all stages of the operation, saving you time and worry.

Customers may choose the Home Document Service most appropriate to their needs:

  • Processing of documents whether or not representing the customer for the provisional records;
  • Processing of documents, representing the customer for all acts, including the contract.

Whatever type of assistance you choose, you can arrange to contract the Home Document Service with or without inclusion of payment of IMT (municipal sales tax on property), at no extra charge.

Before signing purchase contract

  • Provisional purchase records: application and collection, on behalf of purchaser(s), at the Property Registry Conservatory in the property’s area;
  • Provisional mortgage records on behalf of Caixa: application and collection, on behalf of purchaser(s), at the Property Registry Conservatory in the property’s area;
  • "Certificate of Contents": application and collection, of all current records at the Property Registry Conservatory in the property’s area, in which the provisional purchase records and mortgages have already been recorded;
  • Housing or occupancy licence: application for and collection of certificate;
  • Municipal sales tax (IMT): application for and collection of the required certificate for tax exemption purposes (as applicable) from municipality and filling in and delivery of IMT form for payment to the local tax office, when payable.
  • Certificates confirming that the state has forfeited its preference rights: application (duly signed by owner) to IPPAR (Portuguese Architectonic Heritage Institute) and municipality, if the property is classified as cultural heritage (or if such a classification is pending) or is located in a "protected" zone.

During and after purchase contract

  • Signing of deeds or "private document"
  • Certified photocopies of deeds: obtaining such documents from the notary public or Caixa’s private notary services
  • Conversion of provisional to definitive records at the Property Registry Conservatory;
  • Entering of new owner’s name in land registry: submission of application to tax authorities;
  • Municipal property tax: application for tax exemption (as applicable) for submission to tax authorities.



When transferring mortgages to Caixa

If you subscribe to the Home Document Service when transferring mortgages to Caixa, Caixa will deal with all of the documentation associated with the transfer, on your behalf, representing you in contacts with the other credit institution.
